Advertised rates are based on two-person occupancy.
There is a per-night charge of $40 per extra person in allowable rooms. We do not offer cots or highchairs.
Whole house rentals receive a 10% discount.
The mission of The Inn at OxBow Acres is to provide relaxation and restoration for adults. Parents with children ages 8+ may reserve the Goose Eye or Mount Success rooms for an additional $40. However, for those wishing to reserve the entire Inn for family gatherings/celebrations children of all ages are welcome. Please contact us by phone at (603) 449-6646. In late winter/early spring we will occasionally provide child-friendly events, so you can create special memories with your children.
A deposit for your stay is typically charged at the time of booking.
A 50% deposit of your total room charge (including the 8.5% New Hampshire room and meals tax) is required at booking. We offer a 10% discount if your full stay is paid in full at booking.
Your reservation is not confirmed until your deposit has been successfully processed. An automatic confirmation will be sent by our reservation system to the email you provide.
All guest names must be listed on the reservation for your safety in the event of an emergency.
We accept American Express, Visa, MasterCard, and cash.
We can accommodate additional guests in selected rooms for a fee of $40 per night per person.

We will contact you within 24 hours of your reservation to confirm your arrival time. Please call to inquire about early check-in or late check-out options. There is an additional fee of $20 per hour of extension.
There’s so much to explore here in the White Mountains! If you need to be out the door before breakfast is served, we are happy to prepare a simple repast to take with you. Please let us know by 7pm the evening before.
The Inn at OxBow Acres is a small farm bed & breakfast. Cancellations affect us greatly, therefore we must adhere to a strict cancellation policy. Although we understand situations arise making cancellations unavoidable, we do not take responsibility for changes to your reservation including but not limited to delayed arrivals, early departures, inclement weather, unforeseen changes to travel plans, medical or family emergencies, work conflicts, missed or cancelled flights, pandemics, force majeure. We highly encourage guests to consider purchasing trip insurance in the event of an interruption in travel plans. (We suggest www.insuremytrip.com) Guests who fail to arrive or depart early will be charged automatically for the entire stay. We do not offer refunds.
A cancellation fee of $35 per room within any time frame will be forfeited. The remainder of the deposit will be refunded if booking is cancelled 15 days prior to your arrival date. Modifications to your reservation are considered subject to availability. Please call to discuss any changes.
If a booked room is cancelled between 3 – 14 days prior to the arrival date the entire 50% deposit will be forfeited. For cancellations made within 2 days prior to arrival, you will be charged for the full amount of the reservation.
CANCELLATION POLICY–THIRD PARTIES
If you booked via any method other than directly with us (Google Hotel Ads, Expedia, Airbnb, booking.com, etc.), you must contact the online travel agent and follow their rules, timelines, and processes. This information should be included in the confirmation email received from the online booking website.
With COVID-19 restrictions easing, we are ready to welcome you! Our safety precautions include the option to have breakfast delivered to your room in a basket, or you can eat in the dining room, greenhouse, or on the back deck between 8:15 am – 9:30 am. Please maintain social distancing from other parties.
During your stay, we will not be entering your room for daily housekeeping, unless you are on an extended stay of 4 or more nights. For extended stays, we will provide housekeeping service in your room between 12 pm – 2 pm. On stays of 3 nights or less, we will provide fresh towel service and pick up your trash between 9 am -11 am each day.

Should you not feel well 24-48 hours prior to arrival, please see our cancellation policy.
For the safety and comfort of our guests and your pets, we are unable to accommodate pets of any kind inside the Inn. Service dogs as defined by the Americans with Disabilities Act are allowed. Our friendly Keeshond, Echo, will be happy to serve as a substitute pooch for the duration of your stay. She loves attention. You may see our barn cats strolling through the grounds. Please close the door behind you to keep them out of the main house.
Sport Hunters and Mushers may bring their dogs to the property, but they must be boarded outside in a kennel supplied by the owner. Absolutely no unattended or unleashed dogs.
Equi-Trekkers must bring proof of a current rabies vaccination, negative Coggins test, and health certificate on each horse that is traveling with you.
BARN & HORSE PROTOCOL
We are a working farm/stable. Please follow the following rules:
- No giving treats or feed of any kind to the horses. Each horse is on an individualized diet, and any alteration will be harmful to them.
- Do not enter stalls or pastures without permission.
- Do not handle horses that are not your own.
- Clean up after yourself in the barn and riding arena.
- No smoking, alcohol, or drug use in the barn or riding arena.
Guests assume responsibility for any damages incurred by them during their time on the property. The Inn at OxBow Acres, LLC, at its sole discretion, will charge for the cost to repair or replace any item(s) lost or damaged including furniture, fixtures, structural and other materials on the property.
We serve a hot breakfast daily. Kindly advise us of any allergies, food sensitivities or special dietary restrictions with advanced notice and we will always do our best to accommodate you. If you must travel with an item that needs refrigeration, we will store it for you in a sealed, individually marked container. For arrangements please call (603) 449-6646.
Conditions permitting, the innkeepers are happy to provide campfires in the two firepits upon request.
No open flames. Candle flame must be below the rim of the glass.
LOST AND FOUND
If we recover a guest’s item lost on our property, we will mail it to you at your request. Shipping cost plus a $5 packaging fee (rounded to the next whole dollar) will be billed to your credit card. After four months, any unclaimed items will be donated.
Guest security is a priority. If a key is lost, we will re-key the room. A $10 lost key fee will be charged to your credit card.
Active Duty, Guard, Reserve, or Retired receive a 15% discount.
Veterans receive 10% discount with proof of service.
If there are any items owned by The Inn at OxBow Acres that are missing from the guest rooms, the party to whom the room is rented will be charged the appropriate fee to replace such items.
SECURE RESERVATION SYSTEM
Your payment and personal information is always safe. Our Secure Sockets Layer (SSL) software is the industry standard and among the best software available today for secure commerce transactions. It encrypts all of your personal information, including credit card number, name, and address, so that it cannot be read over the internet. We respect and are committed to protecting your privacy. We may collect personally identifiable information when you visit our site. We will not sell your personally identifiable information to anyone.
The Inn at OxBow Acres is SMOKE FREE INDOORS.
For the health of our guests and our environment, we prohibit smoking or vaping indoors of any kind, including cannabis, cigars, cigarettes, e-cigarettes, e-cigars, e-pipes, e-hookahs, etc. This smoke-free policy includes all guest rooms, barn, greenhouse, decks, and indoor common areas. Inn guests and wedding party visitors may smoke cigarettes or cigars at the fire pits ONLY. Any guests or visitors who disregard our policy will be charged a minimum $300 fee per instance per room or area that requires cleaning.
